We are moving right along with the FTHB series! Last week we talked about getting Pre-Approved. If you missed it, check it out right here. But now that you have your Pre-Approval it is time to find your realtor!

For the sake of this post, it is important to note that we are going to include those selling their home also. Finding the right realtor is just as important for them.

Whether buying or selling a home, it’s always a good idea to have somebody who knows the ropes beside you to help guide you through the process. But with so many Realtors out there, how do you choose the right one? When finding your Realtor, here are a few questions to ask a potential Realtor to make sure you find someone that is the perfect fit to meet your unique needs.

Communication is Key

With most things in life, good communication is vital to getting things done and getting them done well. When talking with potential Realtors, ask them how they will be keeping in contact with you. In a business where every minute counts, especially if you are looking to purchase a home, make sure you find a Realtor that communicates in the way that is most convenient for you. Whether it be by phone, text or email, it’s good to find someone who you can communicate with efficiently. No matter what medium you choose, make sure that both you and your Realtor are capable of open and honest communication.

Review Their Reviews

Word of mouth goes a long way, especially in the age of social media and smart phones. Look and see what past clients have to say about working with the Realtor you’re considering. Look at several reviews to see what kind of experience people had. A couple negative experiences are probably the exception and not the rule, but if more than a handful of clients had complaints, that’s probably a sign to keep looking.

Find a Specialist

Just like finding a doctor who specializes in eyes if you are looking to get a pair of glasses, Realtors also can specialize in different types of properties or working with different kinds of clients (Did you know there are Realtors who specialize in working with buyers/sellers over the age of 50?) Also, consider whether you’re looking to buy a house in the city or the country. Different regions come with different nuances that you might not think to consider when purchasing a new home and some Realtors are more familiar with specific areas.

No matter what it is you’re looking for; choose a Realtor that is informed and knows their way around the market. When comparing Realtors, take a look at what credentials and licensing they have and don’t be afraid to ask questions. A savvy Realtor knows their stuff!

What is their plan for you!

  • Do not hesitate to ask what they are planning for you. You want to make sure they will go the extra mile for you! Here are some questions to ask.
  • If you are selling your home, how will they market it? Will they use print? Internet?
  • Do they hold open houses? Will they use a professional photographer for the photos?
  • As a buyers agent, when are they available to show you homes? Do they network with other realtors to show you homes before they hit the market?

Go With Your Gut

Doing your homework and seeking out a Realtor with good communication skills is important, but at the end of the day don’t be afraid to listen to your instincts. Buying and selling a property can take some time, so finding a Realtor that you have good chemistry with is just as important as finding one who is knowledgeable or comes highly recommended. So don’t feel bad if the Realtor your co-worker loved just isn’t a good fit for you.  Find a Realtor YOU feel good working with!
